The low medical office space vacancy rate in early 2003 within the Blue Ridge Road sub-market formed the need for additional upper-end medical office space.  The acquisition of a relatively small piece of land located adjacent to the “back door” to Rex Hospital, cleared the way for a development of a new medical office space offering physician ownership in this established and growing community.

The 44,000 square foot, two-story medical office building located at the corner of Blue Ridge Road and Ed Drive was designed with a parking ratio of 5 per 1,000 square feet on just over 3.7 acres.  This building was over 75% leased in the first year of operation (March 2005) including urology, adult medicine, imaging, chiropractic, and radiology practices.  The building consists of both build-to-suit physician owners as well as lease only medical clients.  All of these buildings have been constructed at considerable time and cost savings using tilt-up construction.
